What the Property Cost Calculator Includes
The result estimates the main cash costs paid on top of the agreed purchase price: ITP on a resale, or IVA or IGIC plus AJD on a new build, together with notary, land registry, legal and optional gestoria fees.
The region selector covers Madrid, Cataluna, Comunidad Valenciana, Andalucia, Baleares, Canarias, Murcia, Pais Vasco and Navarra. The property-type selector determines which purchase-tax path applies. Legal fees can be changed to match a quote, and the share button copies a URL containing the selected scenario.

How Purchase Costs Are Calculated
A resale purchase runs through the supported region’s standard ITP rate or progressive ITP bands. A new-build purchase uses 10% IVA nationally, or 7% IGIC in Canarias, and adds the supported regional AJD rate where applicable.
Notary and land-registry estimates use the purchase price as a planning proxy for the applicable statutory fee bases. They apply the regulated decreasing fee scales, reduce each arancel by the statutory 5% and then add VAT. Legal fees use the percentage entered by the user and add VAT. Gestoria is included only when selected.
Above €6,010,121.04, the notary fee on the excess is freely agreed with the parties. The calculator therefore does not show a complete notary amount or total above that price and asks you to request a quote.
The result shows each line separately, the total buying costs and those costs as a percentage of the purchase price. It does not combine the result with the purchase price itself.
What the Estimate Does Not Include
The calculator does not apply reduced ITP or AJD rates based on age, disability, family status, habitual-residence use or other eligibility conditions. It also excludes valuation, mortgage arrangement and interest costs, surveys, translations, powers of attorney, insurance, utility connections, removal costs and post-completion ownership taxes.
Pais Vasco rules can differ by historic territory, and individual transactions can fall within exceptions the form does not collect. The result is a budget estimate, not a lawyer’s completion statement.
Rates and Assumptions
Purchase-tax rates and regulated fee scales are current as of 26 August 2026. For tax lines, the tool assumes the purchase price entered is the applicable taxable base; a higher cadastral reference value or another statutory valuation rule can change the real tax base.
For the regulated-fee estimates, the entered price is only a planning proxy. The notary scale applies to the value of the assets in the documented transaction. The land-registry base may use a fiscally verified value or, if there is none, the value stated in the document.
Regional rates can change independently. A property lawyer should confirm the applicable tax, reliefs and completion funds for the specific transaction.
